Most fit-outs go over budget for the same reason: the brief gets written after the lease is signed. A short planning phase, before drawings, before quotes, is the cheapest way to protect both your budget and your opening date.
Start with the numbers you actually control
Design fees for showroom and flagship retail projects in Ho Chi Minh City typically run from around 600,000 VND per square meter (roughly US$23) for a considered brand showroom, climbing past 1,200,000 VND per square meter (roughly US$46+) for a flagship or ultra-premium concept, before construction and furniture are added. For a more standard retail fit-out, see our Store page. Ask for an itemized estimate rather than a single per-square-meter figure; it is the only way to compare quotes fairly and to see which line items (3D renderings, technical drawings, lighting design, site supervision) are actually fixed. Budget a contingency of 8 to 12 percent for older buildings. Existing electrical capacity, fire-safety compliance and landlord fit-out rules are the three items that most often force a late redesign.
Design for how the space earns its keep
For a showroom or flagship store, success comes down to sightlines and circulation: what a customer sees from the door, how they move through the space, and where the hero product sits in that path. Resist the urge to display everything. A showroom that gives its best pieces room to breathe, generally dedicating no more than 60 to 70 percent of the floor to displays, reads as more premium and typically sells better than one packed floor to ceiling. Lighting does more work than any other single decision: high-CRI lighting is essential for jewelry and watches, while warmer, layered lighting suits fashion, furniture and lifestyle brands.
Decide who carries the risk
Appointing a designer and a contractor separately can give you competitive pricing, but it leaves you to coordinate between them and to arbitrate when the drawings and the build disagree. A single design-and-build contract puts one team on the hook for both the drawing and the wall, which usually costs less in changed work and lost time. Splitting still makes sense if you already have an in-house project manager, or if the showroom is a small part of a larger construction package.
Timeline, realistically
Concept and detailed design typically run 2 to 4 weeks for a standard retail fit-out, longer for a full flagship brand concept. Construction and fit-out then run 6 to 10 weeks depending on area and building access. Long-lead furniture, imported stone and bespoke fixtures are the usual cause of a delayed handover, so lock those specifications early rather than treating them as a final flourish.
